NB-ESTATES in HLN: capital appreciation and rental income from property in Spain

Capital appreciation on property in Spain

The apartment featured in the article was purchased a few years ago and now has a higher estimated market value. However, an increase in value does not necessarily mean that selling at that point is the most attractive option.

When considering a potential sale, the costs associated with both the original purchase and the eventual sale should also be taken into account. At the same time, high-quality property may continue to offer attractive potential over the longer term.

The current market value is therefore just one part of the wider picture. The quality of the property, its rental potential and its longer-term prospects are also important considerations.

Rental income as an attractive addition

Renting out the second home is also discussed extensively in the HLN article. The apartment is located in Ciudad Quesada and offers, among other features, views over the salt lakes of Torrevieja.

According to the owners, the property was rented out for 228 days during the first year, generating approximately €28,000 in rental income. After the commission and costs mentioned in the article, just over €11,000 remained.

This example illustrates how rental income can provide an attractive addition when a second home is not used personally throughout the year. Actual rental income will naturally vary from one property to another and depends on factors including location, property quality, occupancy levels and associated costs.

Quality property with longer-term potential

Alongside rental potential, the quality of the property also plays an important role. Location, architecture, finishes and outdoor space are all characteristics that contribute to a property's appeal.

In the example featured in HLN, the property is a high-quality apartment with a spacious roof terrace and views over the salt lakes of Torrevieja. Features such as these not only enhance the experience of using the property yourself, but can also contribute to value retention and its appeal to future buyers.
